On 3rd April we reported on the deferment of the Kler Group’s planning application at Planning Committee the day before (450 houses on “Arden Triangle South”). Following receipt of legal correspondence the Council is taking independent King’s Counsel (KC) advice on the way the assessment of the site was undertaken set against the ‘grey belt’ tests in the National Planning Policy Framework and Supporting Guidance.
Whilst the KC advice is awaited the Forum has considered and submitted a number of specific concerns and outstanding matters related to the KN2 Arden Triangle site for the Planning Committee and Kler Group to address and respond to when the application returns.
In summary, we are urgently seeking answers to the following questions:
- Why is there still no comprehensive masterplan for the Arden Triangle?
- Why is the Primary and Nursery School proposed to be in the least convenient location?
- Is the Primary School site actually big enough?
- For children that will be using the bridleway for access to school, why make conditions even worse on Station Road?
- Why are the tallest buildings to be located next to Warwick Road?
- Why isn’t there strong landscaping next to Warwick Road?
- Why aren’t more trees being protected?
- Why are there no proper improvements to the Grove Road junction?
- Why are these clearly unacceptable plans being supported?
- Why isn’t the Green Belt being properly protected?
The Forum is very concerned that, following receipt of the independent KC advice the specific issues remaining at Arden Triangle will not be satisfactorily addressed or responded to by the Developers or Planning Committee.
